Abbas Technical Services carries out demolition work across Dubai — from stripping a single bathroom back to the slab, to removing load-bearing walls, to clearing a plot entirely. We are licensed for demolition, insured for it, and we handle the approvals.

What makes us different from a demolition-only contractor is what happens next. Most firms hand you a stripped shell and leave, and you spend the following month coordinating an electrician, a plumber, a tiler, a carpenter and a ceiling crew. We already have all of them. The wall comes out and the same company puts the room back together.

Demolition Work We Carry Out

Every demolition Dubai project we take on falls into one of these categories:

  • Renovation strip-out (soft demolition) — partitions, ceilings, flooring, joinery, sanitaryware and fit-out MEP removed back to a clean shell
  • Bathroom and kitchen strip-out — the most requested job we quote, and the one where protection matters most
  • Wall removal — non-load-bearing partitions and blockwork, and load-bearing walls with engineered propping
  • Opening formation — new doorways, wider openings, pass-throughs, with steel lintels installed
  • Structural and building demolition — slabs, extensions, outbuildings, and full building demolition where the plot is being cleared
  • Concrete breaking, core cutting and wall sawing — where precision matters more than speed
  • Trenching, excavation and groundworks — service trenches, foundations, backfilling
  • Make-good and reinstatement — returning a leased space to its handover condition
  • Debris clearance and disposal — segregated, hauled and tipped at approved facilities with paperwork

The scale varies enormously. The parts that never change are the make-safe, the protection, the approvals and the disposal record.

Renovation Strip-Out: The First Stage of Every Remodel

Almost nobody demolishes for the sake of it. They demolish because something better is going in. That reframes the job entirely: strip-out is not the destructive bit before the real work — it is the first stage of the build, and doing it badly costs you at every stage afterwards.

Make-safe comes before anything is touched. Circuits isolated at the board by our electricians, water isolated and pipework capped by our plumbers, AC units decommissioned and set aside for reinstallation by our AC team, and any gas capped and certified. A strip-out crew that starts swinging without this is how a live cable or a charged pipe gets cut.

What to Demolish — and What to Keep

Most contractors quote the maximum scope, because a bigger strip-out is a bigger invoice. At survey we do the opposite: we tell you what is worth keeping.

Usually worth keeping:

  • Sound screed. If the screed under your tiles is level, well-bonded and undamaged, removing it adds cost, dust, days and disposal weight for no gain. New tile can go over a good screed.
  • Intact waterproofing. Breaking out a functioning bathroom tank means re-tanking and re-testing. If the membrane is sound and staying dry, leave it alone.
  • Solid blockwork partitions. If a wall is in the right place for the new layout, it does not need to come out just because everything around it is.
  • Structurally sound ceiling framing. Sometimes only the boards need to go, not the whole grid.
  • Serviceable AC ductwork. Ducting is expensive to replace. If the route works for the new layout, we protect and reuse it.
  • Hardwood joinery. Solid wood units are often worth removing carefully and refinishing rather than skipping.

Usually worth removing even if it looks fine:

  • Old cabling behind walls you are opening anyway. The access is free now and expensive later.
  • Galvanised or heavily scaled pipework. If a wall is open, replace what is behind it.
  • Waterproofing of unknown age in a wet area. If nobody can tell you when it was done, assume it is at the end of its life.
  • Ceiling voids with no access panels. Since it is coming down anyway, put access in when it goes back up.

This section is not a sales pitch. Every item on the “keep” list reduces what we invoice you. It is here because a contractor who tells you where not to spend money is the one worth hiring for the parts where you must.

Structural and Building Demolition

Structural demolition is a different discipline from strip-out. It touches the load path, and it is engineered before it is executed.

Removing a Load-Bearing Wall

The single most common structural request in Dubai villa renovations — usually opening a kitchen into a living area. The sequence is fixed and we do not shortcut it: structural engineer’s assessment, a propping design for the actual load above, temporary propping installed and checked, wall removed in controlled sections, a steel or concrete beam installed to carry the load, propping struck only once the beam is bearing properly. Beams and structural steel are fabricated in-house by our metal fabrication team.

If a contractor offers to take out a load-bearing wall without an engineer and without propping, that is not a cheaper quote — it is a different service, and the difference is whether the floor above stays where it is.

 Forming a New Opening

Widening a doorway, creating a pass-through, adding a window. Smaller than a full wall removal but the same principle: the load above the opening has to go somewhere, which means a lintel sized for the span and the load, not a lintel sized by eye.

 Full Building Demolition

Villas, extensions, outbuildings, boundary walls and warehouse structures taken down to slab or cleared plot. Building demolition of a whole structure needs a demolition permit from the authority governing your plot and formal DEWA and telecom disconnection before work begins — a different approval track from the renovation NOC in §10, and we confirm which applies at survey.

Make-Good and Reinstatement When You Leave a Lease

If you are vacating an office, retail unit or warehouse in Dubai, your lease almost certainly contains a reinstatement — or “make-good” — clause. It obliges you to return the space to the condition it was handed over in, which usually means removing every alteration your business made to it.

  • Typical reinstatement scope:

    • Partitions, glazed screens and internal walls added during the tenancy
    • Suspended ceilings and any ceiling modifications
    • Flooring installed over the original finish — carpet, vinyl, raised floors
    • Data, telecom and power cabling you added, back to source
    • Additional lighting, AC modifications and any changes to fire services
    • Fitted joinery, reception counters, signage and branding
    • Making good afterwards — patching floors, repairing ceilings, filling and painting walls

    Why it matters commercially: reinstatement obligations are enforced through your security deposit and, in many leases, through holdover provisions — meaning you can remain liable for rent at premium rates until the space is handed back in acceptable condition. If the landlord appoints their own contractor to finish the work, you are charged for it, usually well above market rate.

    How to run it properly: read the reinstatement clause and the original handover condition before you plan anything — leases differ, and some waive parts of the obligation. Start six months before expiry rather than six weeks. Agree the scope with the landlord or building management in writing before work begins. And arrange a joint inspection while our crew is still on site, so anything disputed gets fixed immediately instead of after demobilisation.

    Reinstatement obligations vary by lease. Send us your clause and we will scope against what it actually requires — not against a generic assumption.

Trenching, Excavation and Groundworks

Where a project goes below ground, we handle it under the same contract rather than bringing in a separate groundworks firm.

  • Service trenching — water, drainage, irrigation, electrical ducting and telecom routes
  • Foundation and bulk excavation — to formation level, set out to your engineer’s drawings
  • Shoring and trench support — sized for the actual depth and ground conditions, not a generic assumption
  • Dewatering — commonly needed on coastal Dubai plots where the water table sits high
  • Backfilling and compaction — to specified layers
  • Post-demolition excavation — grubbing out old foundations, slabs, septic tanks and abandoned services

One rule we do not bend: we survey for buried services before breaking ground, and use GPR scanning where the risk justifies it. Striking a live DEWA cable or an Etisalat duct means a site shutdown, a repair bill and weeks of delay — and it is entirely avoidable. Trenching and excavation done properly is mostly about what you find out before the bucket goes in.

Demolition work covers the controlled removal of parts or all of a structure. It divides into soft demolition — stripping out non-structural elements such as partitions, ceilings, flooring, joinery and fit-out MEP — and structural demolition, which removes load-bearing walls, slabs or entire buildings and requires engineering input and formal approvals.

Interior strip-out typically runs AED 5–12 per square foot, so a 3,000 sq ft villa usually falls between AED 15,000 and AED 36,000 depending on how much is being removed, how heavy the debris is, and whether the property is occupied. Individual elements price separately: a bathroom strip-out is AED 2,500–8,000 and a kitchen AED 4,000–12,000.

Removing or adding a partition wall normally requires an authority permit — Dubai Municipality for most mainland buildings, Trakhees or DDA in their own jurisdictions — plus an NOC from your building management or master community. A typical apartment layout change costs roughly AED 4,000–20,000 in approvals before deposits, and takes three to five weeks end to end.

Yes, and it must be engineered. It requires a structural engineer's assessment, temporary propping designed for the actual load above, controlled removal in sections, and a steel or concrete beam installed to carry the load before the propping is struck. Removing a load-bearing wall without propping and an engineer is how floors above come down.

Strip-out, also called soft demolition, removes only non-structural material — partitions, ceilings, flooring, joinery and fit-out services — leaving the structure untouched. Demolition removes structural elements such as load-bearing walls, slabs, frames or whole buildings. Strip-out is faster, cheaper and needs a lighter approval track.

A single bathroom takes two to three days. A full apartment strip-out runs three to seven working days, and a villa one to two weeks. Occupied properties take longer than empty ones because of containment, protection and restricted working hours.

Often, yes — with sealed containment, protected access routes, dust control at source and daily debris clearance. In a multi-bathroom villa we sequence so you always have one in use. In a single-bathroom apartment there will be days when you need to be elsewhere, and we tell you how many before you commit.

All construction and demolition waste goes to a Dubai Municipality approved facility with a Waste Transfer Note tracked in the Smart Waste System. Inert material such as concrete, tile and screed goes to recycling or the Al Qusais inert landfill, mixed waste to Al Warsan or a licensed recycler, metals to scrap recovery with the value credited back, and hazardous material to the Jebel Ali Hazardous Waste Facility.

Reinstatement is a lease obligation to return a commercial space to its handover condition when you vacate — removing partitions, ceilings, added flooring, cabling and fit-out, then making good. Whether it applies and how far it extends depends on your specific lease. Failing to complete it typically means losing your deposit and, under holdover provisions, continued rent liability until the space is accepted.
